Rio Chama River at north end of Crim 50-foot private road easement,
Crim property on the right side of road, till you get to "TRACT A" belonging to Marsha Mason,
followed by "Parcel D" - Tony Sprague property.

Area below with slashes (yellow highlighted) on the west end of Sprague property shows approximately
10-feet by 150-feet trespass onto the 50-foot-wide road owned by Crim's.

The area on the north side (yellow highlighted) shows approximately 10-feet by 290-feet trespass
overlap onto the 20-foot mutual property owners' ingress/egress easement to access the other 5-acres.

Plat map below clearly shows Sprague property dimensions are;

  • 290.40-feet on north side
  • 290.21-feet on south side
  • 149.99-feet on west and east sides

DTDN measured the north fence-distance from post-to-post at the time of the dispute and found it measured 300+-feet. This 10-foot overlap onto the Crim 50-foot wide road is the main trespass issue of the dispute.

Mr. Sprague's lot dimensions remain the same. Nothing was being taken from Mr. Sprague.
[Mr. Sprague only had to move his west side property line back where it belonged, simple enough.]
